The numerous outdoor areas are equipped with all the amenities for a quality stay, including private parking spaces.

Characterized by a modern coastal style, the villa is spread over three levels and features numerous outdoor spaces.

The location is enviable: just beyond the sea-facing gate of the property, you are on the Pozzarello beach, where there are beach clubs and restaurants. In just 2 minutes by car, you can reach the town of Porto Santo Stefano, full of shops and typical local eateries. As the villa is not surrounded by other houses, it guarantees high levels of privacy.

The outdoor areas are designed to meet every personal need: the garden, lush and well-maintained, is the perfect place to enjoy an aperitif with friends thanks to its comfortable relaxation area, while the children can play on the lawn. The outdoor patio, fully illuminated, allows for alfresco dinners in a private and relaxing atmosphere. The sunny inner courtyard, also furnished with sunbeds, features an annex with outdoor showers, perfect for cooling off right after a day at the beach, avoiding having to enter the house on hot summer days.

At the entrance of the property, beyond the automatic gate, there is a parking area, ideal for ensuring the security and comfort of your cars.

The ground floor of the house is divided into day and night zones: you’ll find the living room, kitchen, a guest bathroom, and the first bedroom with an en-suite bathroom.

Through a welcoming atrium adorned with elegant lamps and refined design statues, you access the spacious living room: particularly bright, it is furnished with a sectional sofa, a smart TV, and a dining table, allowing for cool afternoons or evenings spent with company. The large windows overlooking the garden offer a view of the sea in front of the house, bathing the living room in pleasant natural light.

The kitchen, practical and modern, is equipped with every comfort for long stays, including a dishwasher. It has a convenient table, ideal for those who enjoy starting the day with breakfast in the kitchen.

Next to it, there is a guest bathroom with all the essential fixtures, accessible without needing to go upstairs.

Next, the first bedroom is furnished with a double bed, spacious wardrobes, and a satellite TV, perfect for those who like to relax watching a film before sleeping. The room has a large en-suite bathroom with a shower and all necessary fixtures, offering practicality and privacy.

On the first floor, there are two spacious bedrooms that guarantee maximum comfort and the right amount of privacy.

The first bedroom, furnished with particular attention to detail, features a large double bed, comfortable armchairs, satellite TV, and an en-suite bathroom. The real gem is the private terrace, offering a magnificent sea view. Furnished with designer pieces, it is a great added value for this room, allowing you to enjoy an outdoor space without needing to go downstairs, while maintaining a high level of privacy. The en-suite bathroom is decorated with blue tiles that evoke the sea, featuring complete fixtures and a large shower box. From here, you can also admire the sea view and access the terrace through a French door.

The second bedroom, characterized by refined furniture, is equipped with a double bed, a spacious wardrobe, a chest of drawers for storing personal items, and a satellite TV. The room also includes a practical study area, furnished with a desk placed in front of a bright window, ideal for working or studying. The en-suite bathroom, overlooking the inner courtyard, includes a large shower box and complete fixtures.

Climbing the stairs further, you reach the second floor. Here, there are 3 double bedrooms and 2 bathrooms.

The first bedroom is characterized by ample space and services, making it a true suite. The sofa bed, satellite TV, and a small corner dedicated to tea and coffee preparation create a private atmosphere, enhanced by a magnificent sea view. The room also has an en-suite bathroom with a shower box, sink, and complete fixtures.

The other two rooms, slightly smaller, overlook the villa’s inner courtyard. They are furnished with comfortable double beds and large wardrobes, ideal for storing clothes.

On the same floor, there is a second bathroom, also recently renovated, featuring a large shower box, sink, and complete fixtures.

In addition to various-sized towels, you will find bed linens, blankets, duvets, and everything necessary to ensure a perfect stay.

Throughout your stay, you will have access to private parking spaces within the property, ensuring easy access.

The villa has two distinct entrances to ensure maximum convenience:

Car Access Entrance: Located just a few steps from the main road, this entrance allows you to reach the villa directly by car. It features a spacious parking area, ideal for comfortably accommodating multiple vehicles. Throughout your stay, you will have access to several private parking spaces. The villa entrance is completely step-free, ensuring the utmost practicality.

Pedestrian Entrance: This gate is located directly on the main road and is perfect for those arriving on foot. Its strategic position makes it particularly convenient for reaching the beach, which is just across the road!

You will have access to the entire area, including the villa itself.

During the months of June, July, and August, you will have access to the La Formica beach club, with a front-row umbrella.

From November 1st to May 1st, a supplement of €30 per day will be required for heating, should it be used.
