The house features a spacious living room with direct access to both the outdoor area and the kitchen, one bedroom, and one bathroom. The outdoor spaces include a small gravel garden at the entrance and a furnished patio, perfect for enjoying lunch or dinner outdoors.
The bright and inviting living room is the ideal place to unwind after a day at the beach. It is furnished with a comfortable double sofa bed, a TV, and a dining table, which is especially pleasant to use during the cooler months. Thanks to the sofa bed, the living room can easily be converted into a second bedroom.
The spacious and functional kitchen is adjacent to the living room and provides convenient access to the outdoor area. It is fully equipped with everything you need to prepare meals, including a dishwasher, making it ideal for longer stays.
The furnished outdoor patio, complete with a table and chairs, is the perfect place to enjoy meals or simply relax while surrounded by the peaceful garden.
The bedroom is furnished with a double bed, a large wardrobe, and a chest of drawers, providing plenty of storage space for your belongings.

Please note: The property borders other homes. Although it is fully fenced, it is part of a large park-like estate, so we recommend not leaving pets unattended outdoors.
Bagni Domizia Beach is approximately a two-minute walk away. However, a short section of the route does not have a sidewalk and may be unsafe for pedestrians. For this reason, we recommend driving to the beach, especially if you are traveling with children or during busy traffic hours.
GUEST ACCESS
The property is accessed through an electric gate, which can be opened using a remote control. In the event of a power outage or technical malfunction, the gate can also be opened manually.
The entrance gate is shared with the other two houses located within the property.
The private access road is uphill and partially unpaved. Therefore, it may not be suitable for sports cars or vehicles with very low ground clearance.
Several parking spaces are available directly in front of the house for your convenience.

OTHER THINGS TO NOTE
From November 1st to May 1st, a heating surcharge of €15 per day will apply if heating is used.
In accordance with local regulations, a tourist tax of €2 per person, per night is required for all guests, except children under 14 years of age and guests with disabilities. The tax applies for a maximum of 7 nights.
Please take this additional charge into account when booking. Payment must be made through the secure link that will be provided before check-in.

Rental fee collected on behalf of the property owner
In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP (One-Time Password). Although not yet legally mandatory, this agreement provides greater security for both parties and will specify the rental amount.
