Within just a few minutes' drive, you can reach the stunning beaches of Monte Argentario and the charming villages of the area, offering excellent restaurants, wine bars, local shops, and traditional cafés—the perfect way to experience the best of the Tuscan Maremma.

Throughout your stay, several private parking spaces are available within the property.

The villa boasts a spacious garden surrounded by peaceful countryside. At sunset, you can enjoy outdoor dining at the garden tables or prepare delicious meals using the wood-fired barbecue, all while soaking up the relaxing atmosphere.

The bright and stylish living room is the heart of the home. A large sofa, comfortable armchairs, and carefully selected furnishings create a cozy atmosphere, perfect for relaxing together after a day exploring Tuscany.
During the cooler seasons, you can also enjoy meals indoors at the spacious dining table while overlooking the beautiful garden.

Large sliding glass doors open completely onto the patio, creating a seamless connection between the indoor and outdoor spaces and giving the feeling of living in one large open environment surrounded by nature.
The patio is the ideal place to unwind. Comfortable outdoor sofas are perfect for enjoying an aperitif or simply relaxing, while the electric awning provides pleasant shade during the warmer hours of the day.
A large outdoor dining table also makes the patio perfect for lunches and dinners surrounded by greenery.

The fully equipped open-plan kitchen includes all major appliances, including a dishwasher, making it ideal for both short and extended stays.

A hallway leads to the main sleeping area, where you'll find three bedrooms and two bathrooms.

The first double bedroom overlooks the garden and is tastefully furnished with a queen-size bed and a charming wooden wardrobe.

Adjacent to the bedroom is the first bathroom, complete with a spacious walk-in shower, toilet, bidet, sink, and a window overlooking the garden.

The second bedroom also faces the garden and is furnished with two single beds and a lovely desk, making it ideal as both a bedroom and a workspace.

The third bedroom enjoys garden views as well and features a large wardrobe and two single beds that can easily be joined to create a comfortable double bed if preferred.

The lower floor includes a second living room, a fourth bedroom, and an additional bathroom.

This second lounge remains pleasantly cool even during the hottest summer days, as it is not directly exposed to the sun. It also features a practical desk, making it a comfortable study or remote working space. Furnished with a sofa and armchairs, it has direct access to the garden through a large glass door and a short flight of steps.

The fourth bedroom is furnished with a double bed, a chest of drawers, and an elegant antique mirror.
Directly opposite the bedroom is a private bathroom complete with sink, toilet, bidet, and shower.

Fresh towels in various sizes, bed linen, blankets, duvets, and everything you need for a comfortable stay are provided.

GUEST ACCESS

Access to the villa is through an elegant electric gate.
Several private parking spaces are available inside the property.

To reach the entrance, guests walk along a gravel path followed by a short flight of 10 steps.

GUEST INTERACTION

Our team is available 24/7 to assist you throughout your stay.
A concierge service (available via chat, except during nighttime hours) is always ready to answer any questions you may have—from operating the air conditioning or TV to recommending the best local restaurants or providing parking information.


OTHER THINGS TO NOTE

From November 1st to May 1st, a heating fee of €20 per day will apply if heating is used.

During your stay, you may occasionally see the gardener maintaining the property. Please note that the garden irrigation system operates automatically.

In accordance with local regulations, a tourist tax of €5 per person, per night is payable for all guests, except children under the age of 14 and guests with disabilities.
Please take this additional charge into account when booking and be prepared to pay it upon check-in.

For maximum transparency, we would also like to explain our invoicing process:
IdealDomus Srl is a professional company specializing in short-term rental management. You will receive an invoice for the full booking amount, itemized as follows:
OTA (booking platform) commissions
Cleaning services
Guest management services (approximately 25% of the booking revenue after OTA commissions and cleaning costs)
Rental fee collected on behalf of the property owners
In addition to the invoice, you will be asked to sign a short-term rental agreement electronically via OTP (One-Time Password). Although not yet legally mandatory, this agreement offers greater protection and clarity for both parties and specifies the rental amount.
